SimpleKeyz – Terms & Conditions

Welcome to SimpleKeyz (“we”, “us”, “our”). These Terms & Conditions (“Terms”) govern your access to and use of the SimpleKeyz mobile application and related services (“App”). By downloading, accessing, or using the App, you agree to be bound by these Terms.

If you do not agree to these Terms, please do not use the App.


1. Eligibility

By using the App, you confirm that:

  • You are at least 18 years old;
  • You have the legal capacity to enter into binding agreements;
  • You are using the App on behalf of yourself or with authorization from the property owner/tenant.

2. Your Account

To use certain features, you must create an account.

You agree to:

  • Provide accurate and complete information
  • Keep your login credentials secure
  • Notify us immediately of unauthorized access
  • Use your own account and not impersonate another person

We may suspend or terminate accounts for suspicious, fraudulent, or unlawful activities.


3. Services Provided

The SimpleKeyz App provides digital services related to property and tenancy management, including:

3.1 For Property Owners

  • Viewing rental collection reports
  • Access to invoices, receipts, and financial statements
  • Access to tenancy agreements and related documents
  • Monitoring property and maintenance updates
  • Managing payout preferences

3.2 For Tenants

  • Rental and utility payment processing
  • Viewing invoices, receipts, and payment history
  • Submitting maintenance requests
  • Viewing tenancy-related documents

3.3 General Features

We may disclose information if required by:

  • Notifications, reminders, and updates
  • Access to customer support
  • Secure document storage and viewing

Services may vary depending on your property arrangement and contract with SimpleKeyz.


4. Payments & Transactions

4.1 Tenant Payments

Tenants may make rental, utility, and other related payments through the App using the following supported methods:

  • Credit cards
  • Debit cards
  • FPX / Online banking
  • Bank transfers
  • Other payment methods introduced by SimpleKeyz from time to time

Tenants are responsible for ensuring that all payments are made on time and with accurate information.

4.2 Owner Payouts

Payouts to property owners are processed based on:

  • Rental collection cycles
  • Successful tenant payments
  • Existing agreements between owners and SimpleKeyz

Bank details provided by owners must be accurate to avoid payout delays.

4.3 Third-Party Payment Processors

All payments made via credit card, debit card, FPX, or any online payment method are processed securely by third-party payment gateways.

  • We do not store credit card or debit card numbers on our servers.
  • All card information is encrypted and handled according to industry security standards (e.g., PCI-DSS).
  • Payment gateways may have their own terms and privacy practices.

4.4 Failed, Reversed, or Disputed Payments

We are not responsible for:

  • Payment failures caused by banks, card issuers, or payment processors
  • Declined transactions
  • Chargebacks, reversals, or disputes initiated by users
  • Network interruptions or bank processing delays

Tenants remain fully responsible for outstanding rental or utility payments even if a card or online transaction fails.

4.5 Fees & Charges

Certain payment methods (such as credit cards) may incur transaction fees charged by payment processors. These fees, when applicable, may be shown during the payment process.


5. Use of Digital Documents

The App provides access to documents such as:

  • Invoices
  • Receipts
  • Tenancy agreements
  • Rental statements
  • Maintenance reports

These digital copies may be accepted as valid records, but users are responsible for keeping backups if required.


6. User Responsibilities

You agree not to:

  • Use the App for illegal purposes
  • Misuse, modify, reverse engineer, or interfere with the App
  • Upload harmful files, viruses, or malicious code
  • Submit false or misleading information
  • Harass or abuse support staff or other users
  • Use the App to cause damage or disruption

Failure to follow these rules may result in account termination.


7. Intellectual Property

All content in the App—including logos, text, graphics, photos, software, and design—is owned by SimpleKeyz Property Management Sdn Bhd.

You may not:

  • Copy
  • Distribute
  • Reproduce
  • Sell
  • Modify

any part of the App without written permission.


8. Third-Party Services

The App may integrate third-party services, including:

  • Payment gateways
  • Cloud hosting
  • Analytics tools
  • Building management systems

We are not responsible for:

  • The content
  • Privacy policies
  • Service reliability

of any third-party provider.


9. Service Availability

We aim to keep the App available at all times, but we do not guarantee:

  • Uninterrupted access
  • No delays or errors
  • No data loss

We may modify, suspend, or discontinue features without prior notice.


10. Limitation of Liability

To the maximum extent permitted by law:

  • We are not liable for any indirect, incidental, special, or consequential damages.
  • We are not responsible for financial losses caused by payment errors, delays, third-party issues, or user mistakes.
  • We do not guarantee the accuracy of property data submitted by owners, agents, or tenants.

Your use of the App is at your own risk.


11. Indemnification

You agree to indemnify and hold SimpleKeyz harmless from any claims, damages, or losses arising from:

  • Your misuse of the App
  • Your violation of these Terms
  • Incorrect or misleading information you provide

12. Termination

We may suspend or terminate your account if:

  • You violate these Terms
  • You engage in fraud or misuse
  • You cause harm to the platform or other users

You may stop using the App at any time.


13. Data Protection

Your personal data is handled in accordance with our Privacy Policy. By using the App, you consent to the collection and use of your information as described in the Privacy Policy.


14. Governing Law

These Terms are governed by the laws of Malaysia. Any disputes shall be resolved in Malaysian courts.


15. Changes to Terms

We may update these Terms from time to time. Updated Terms will be effective once posted in the App. Continued use of the App means you accept the updated Terms.
